First of all, you’ll need to apply for permission from the Development Control and Urban Planning and pass this planning approval to Nakheel Properties. This process involves submitting a few documents and requirements. You need to fill out a pre-application form along with architectural drawings that clearly show the changes you want to make.
These drawings should also include the necessary area calculations for the changes. In addition to this, make sure to provide copies of your passport, title deed, sale and purchase agreement, as well as plot affection plan. You will also need a copy of Nakheel’s Guidance and Procedures for Villa Extensions with your signature and initials.
If your villa is mortgaged, you will need to provide a No Objection Certificate (NOC) from your mortgage provider. If you’re leasing the property, you will be required to submit an NOC from your landlord. Additionally, if you have a contractor for villa extension in JVT and JVC, you will need to submit their information and licenses. Other documents to be submitted include site plans, plot boundaries, existing and proposed elevations, and floor plans . Finally, you need at least six photographs from various angles of your property, then pay for the review fee.
After the provisional approval, the next step for your villa extension in JVT and JVC is the NOC stage. At this point, you will need to submit a completed submission form, updated architectural drawings, and the villa extension “Undertaking and Indemnity Letter”. Additionally, you will need NOC letters from utility companies like DEWA, Lootah Gas, LU, and if applicable, the district cooling provider.
Your proposed and existing air-conditioning and electrical load should be approved by DEWA.Moreover, if your villa extension in JVC or JVT can possibly impact your neighbors, you need to get a No Objection Letter from them as well. You will also need to provide a hard and soft copy of existing and proposed plans and elevations. Lastly, you have to provide a proof of payment for the NOC processing.
Once your expansion is complete, the last step is obtaining the Nakheel Compliance Certificate (NCC). There are two main outcomes for this stage: either you followed the initial plan of villa extension in JVT and JVC Dubai, or you made changes during construction.
If you have followed the approved plans during the NOC stage without any changes, this part is simple. You just need to submit a letter to City Relations requesting the NCC. Along with this letter, you need to confirm that there were no modifications to the original plans. This means that the proposed drawings, plot number, name of building, consultant, owner, ID, and permit number has not changed over this course.
You will also need an undertaking letter from the developer and hard and soft copies of drawings stamped and approved by Nakheel and Trakhees Building. Finally, an as-built architectural drawing in soft and hard-copy formats.
However, if there were any changes made during the construction process, here’s what you need to submit. You need a Variation of Approved Design letter with a comprehensive list of the changes from the initial approval. Moreover, you need to submit updated drawings from the NOC stage and reflect the modifications by putting “proposed” in every drawing. Lastly, the As-built architectural drawings should also show the changes in red highlights.
