Emirates Hills has only gigantic Villas and Mansions, usually between 5,000 to 20,000+ square feet. You do not have apartment buildings, townhouses and any moderate choice of accommodation here. The size of the Luxury villas in Emirates Hills ranges from 5,000 sq ft to 25,000+ sq ft. The bigger ones can be 70,000+ sq ft. Montgomerie Maisonettes area within Emirates Hills have Mansions (more like smaller villas), but there also the mansions are no less than 3,500 sq ft. One of the most exclusive gated communities in Dubai, it is built to cater to the high-net-worth families with colossal residences and uncompromised privacy. The starting price is around AED 30+ Million and reaches up to several hundred AED Millions.

Our observation
The Emirates Hills is not located along the Persian Gulf so the view of the sea is not available. The relaxing sight of the serene blue water, however, isn’t missing here. The community has an 18-hole Championship Golf Course, designed by the renowned Colin Montgomerie that comes with 14 lakes. 600+ villas spread across 12 square kilometers, with no high rise, offers an unobstructed view of one or more of these vast blue lakes. The Golf Course blessed with dense greenery of the rolling green fairways coupled with 14 beautiful lakes balances a generous combo of both Green and Blue here. Emirates Hills has landscaped parks -Lailak Park, Julnar Park and Nisreen Park– and also, the community has 3 dedicated Dog Parks.
Palm Jumeirah is an artificial archipelago of islands on the Persian Gulf, so the shoreline view should be impressive here. Some villas have direct beach access here. The view around Palm Jumeirah villas is that of Arabian Gulf, the island itself and the Dubai Skyline along with the glittery upscale eateries, resorts, shopping venues, entertainment hubs etc. The blue portion of the entire view with considerable greenery that comes through a private landscaped garden and the Al Ittihad Park feels fine.

Amenities
Emirates Hills has a good list of amenities including a championship golf course (Montgomerie Golf Club), green spaces, dog parks, kids parks, swimming pools, fitness centers, community centers, BBQ areas, outdoor sports areas etc. It is also in close proximity to shopping, dining, medical facilities and entertainment venues nearby, plus a school within its gate.
Palm Jumeirah has a finer list of amenities including private beach access, wellness centers, more upscale shopping malls; gourmet dining choices; luxury hotel–Atlantis, The Palms with Aquaventure Water Park inside the gated community; and multiple beachfront lifestyle attractions. It also has a 11-kilometer boardwalk with food trucks and cafes. Dolphin Bay, Lost Chambers Aquarium, Sea Lion Point are paradise for water fans.
Our Observation
Emirates Hills stands beside Sheikh Zayed Road, near popular communities like The Springs, The Meadows and Jumeirah Heights. Emirates Hills is near Marina Beach (15 minutes); Palm Jumeirah (13 minutes) and Downtown Dubai (22 minutes). The public transport choices are a bit limited.
Palm Jumeirah is situated off the coast of Dubai’s mainland, stretching into the Persian Gulf. Nakheel Metro Station and Dubai Marina Metro Stations (directly linked to Palm Jumeirah via a tramline) are there. Road and Monorail network connectivity is good. Close to several key Dubai attractions like Burj Khalifa (20 minutes).
Our Observation
Emirates Hills and Palm Jumeirah both are in considerable close proximity to key areas and attractions around owing to the Sheikh Zayed Road. Palm Jumeirah has better public transportation choices.
Emirates Hills enjoys around 30+% annual capital growth and the average rental yield is 4-6% approximately. Sector W of Emirates Hills has 5% ROI.
Palm Jumeirah rental yield is roughly around 6-7% and has annual capital gain of about 20-30%.
Our Observation
Both the areas are amongst the Best places to invest in Dubai luxury real estate.
Emirates Hills properties have extremely wealthy people as their buyers and tenants. It is more than what one has to pay in Palm Jumeirah. Prices at Emirates Hills increase every year.
